Property Tax Postponement
The State Controller’s Property Tax Postponement Program allows homeowners who are 62 or older, blind, or have a disability, to defer current-year property taxes on their principal residence if they meet certain criteria including 40 percent equity in the home and an annual household income of $55,181 or less.
Pursuant to State law, the Program will not cover any defaulted taxes or any delinquency fees, penalties, or interest. The interest rate for taxes postponed is 5% per year as compared to 18% per year for defaulted taxes. Repayment under this Program becomes due when the homeowner:
- Moves from the property
- Sells or conveys title to the property
- Allows future property taxes or other senior liens to become delinquent
- Refinances or obtains a reverse mortgage for the property
- Dies and does not have a spouse, registered domestic partner, or other qualified individual who continues to reside in the property
Applications are accepted from October 1 to February 10 each year and can be obtained by visiting Property Tax Postponement | California State Controller. Funds are limited and applications will be approved on a first come, first serve basis.
